Selling Land - Disclose or not???


What is the name of your state? Ohio

Hello-

I am selling land (8.659 acres) and need help with disclosing information. We have owned our property for a little over a year. When we purchased the land, the previous owners had mentioned there might be some farming materials buried under the surface in areas on the property. Nothing was disclosed in the contract or other paperwork regarding this at the time we bought it. We were originally going to build a home on the land until I talked with a neighbor who recently built his home. He said he pulled 16 dump truck loads of farming materials from the land. First of all, I do not know this individual personally, and he could be lying to scare me off. After all, the property is very secluded, out in the country with very few homes around. The only thing our contract stated was the property is "Undeveloped".

My questions are:

1.) Legally, what do I have to disclose to the new buyers?

2.) What do I need to disclose to cover my end, so I don't get burned down the road in court?

What are you implying? I would much rather drive my jaguar thank you. Not everyone from Ohio is a farmer, and even if we were, there's nothing wrong with that! Save your comments for someone who cares.
