selling of land that is landlocked

What is the name of your state? California We are looking at an almost 200 acre piece of land that appears to be "landlocked". The owner who lives in Florida and inherited the land recently states he knows of "clear easement" though with our extensive research of pulling copies of deeds and titles from surrounding properties including said property we find no "clear" easement from main road. Can the owner sell this land with no clear easement in writing? We know for a fact the land was logged 10 years ago and there are old dirt roads on the property. Old topo maps even show where the road onto the property goes.. Thanks!
