Sewer Line Easement


What is the name of your state? Arizona. We bought 1.5 acres over 2 years ago and just recently we found out that the city we live in has given permission for subdivisions to be built and the main sewer line is to be placed on our property and adjoining properties. The builders are saying that with this sewer line easement taking over 30 to 40% of our property it will not hurt our land/property value. I don't understand how it will not hurt, since we are not able to build any pernament structures on top of the easement and if we ever want to sell the property no one would be able to build on that easement either. Does anyone know if having a sewer line on the property would affect the value, or know of who we can contact to find out more information. Also the town has said that the sewer pipe was going in no matter what. So basically we are losing use of approximately 1/3 of the use of our land.

**A: yes, it would affect the value so talk to a local real estate attorney.

* The city had to go through formal meetings in order to start this action. You can check with the city clerk. Find out who the engineers are. They will have to survey and you can ask for a map on how they plan on building it. Then you'll know if it will hurt or help you.

My husband and I bought 2.84 acres in town and it also has a sewer easement as well as water easement. In our case, this actually increased the value and will save us money; since we now have the ability to access them. Our town will pay to have us stubbed into them, leaving us with just the cost of the line to our home. However it may differ in your town, but
it is easy to find out.
