Shared vacation home

2 married couples (tenants-in-entirety) each own 1/2 interest in vacation home in Delaware.
1-Where could I see a sample agreement covering issues like usage,responsibility for maintenance, etc?
2-Should any agreement items be made as covenants on the deed?
3-Are heirs bound to any agreement the present owners make?
4-If either couple sells their half, would future owners be bound by the agreement?
