i live in texas. a friend wants to sell us some property that belonged to his mother. she died a few years ago. the problem is he has no proof that he is legally able to do this. he says he sold her house without a problem. i am very confused about what to do and would appreciate any feedback.

Is there a reason that you suspect his ownership claims???? If so, then you might make a written sales agreement where he states that he has all 'rights, title and ownership' of the subject property and that he has right to sell it.

As to his claims of having sold real property (the house) "without any problems", the only way he could have done it would be for the house to have been in his name. Texas law does NOT allow for someone to sell real property when they are NOT the owner.
