I purchased a tax deed from the State of Alabama, but the deed states that the original owner had a 1/3 intrest in the property. I want to have the deed recorded in my name only (without 1/3 intrest appearing) what are my options. I have been told I can "act to quiet title" but I don't know anything about it or if it will work? What else can I do?
