Lightbulb

PA-purchased a lot in 1993 in PA at a court tax sale. Have a legal deed to that property. Problem is on that lot is a park model trailer. I am trying to acquire a title for. They say I don't own the trailer just the property. I have been maintaining that trailer for almost 8 years. Tried to contact previous owners to no avail. No one has responded, showed up to claim it, or made any attempts. I understand last owner is deceased. What can I do? I would like to sell this, for now it is getting old, and I want to replace with a new one. Any suggestions?

Thanks for the advice, but I need to acquire a title for a trailer with no bill of sale. I consulted with an attorney, in the beginning. He told me to sit on it, and wait it out, to see if anyone showed up to claim it or something. No-one has showed up in 8 years, and no-one seems interested. Isnt there some sort of squatters rights or an abandonment law?

That's why you need to consult with an attorney, now, and not the same one that told you to wait it out.

If I own the property and have a legal deed, why can't I sell the "improved property" stating that the trailer goes with it, stating that there is no title?

Because you cannot sell something that you do not own. The deed that you have is only for the land not the trailer. What if you did sell it your way then later one of the heirs shows up and sues the homeowner Buyer. Guess who the Buyer in turn will sue?
