Tenant failure to pay rent/Illinois

I own a townhouse and my tenant continually is late paying rent. To date she is 23 days late. I also have the property up for sale. I have already verbally given her two months notice. I am scared that she won't pay me rent now. I am still waiting for August rent and September rent is due next week. The lease we had ran out in June, but there is a clause that states it will go month to month based on the old lease. What are my options?

Your verbal notice means nothing. You need to give her written notice to pay rent or quit following your State L/T laws. Then if she does not pay, evict her.
