Termite Damage

Just bought a home in Florida that is 10 years old. We found termite damage that was more extensive than outlined in the seller's property disclosure statement. In addition, the wood-destroying organisms inspection report showed no live termites althpough there is. Before buying, we were pressured into signing a hold harmless by our realtor.


What is our best course of action? Who would be liable - the termite inspector, the realtor who had us sign the hold harmless document, or the buyers for not fully disclosing the extent of damage?
