Subject: Texas deed restrictions & commercial property

- we own a rental house & some property alongside a major highway.
- our property is the first lot of a subdivision with deed restrictions stating that it must be residential property only.
- there are no city or county zoning laws for the area.
- we would like to exclude our property from the deed restrictions and sell it as commercial property. how do we go about doing this? thank you in advance for your assistance.
