title??

as part of my first mortgage for 38,000.00 a title elimination was supposed to be done. The home is on a cement block basement and has been here 30 years. A state patrol officer came out and put a serial number on the home. Two years later we went to try for refinance of the mortgage. Now we are facing forclosure. In Washington State can they forclose on a property they have no title to??? the title elimination was never completed and we now hold title to the house.

Explain title elimination. In almost all mortgages, the lender does not have title to the property but has a recorded secured interest via the mortgage. If a lender has a mortgage on the property, it surely has the right to foreclose.
