Convert Condo to Single Family Residence???

What is the name of your state? California
I have a detached condominium that has no homeowners association. When the developer built it back in 1981, he never set-up a HOA. No one knows how to contact him. There are 4 other condominiums that are also involved. All the condos have their own yards and driveways and there's even a property line between each. Each of the owners are responisble for thier own insurance (etc. fire, flood, hazard), maintence etc. as would be a single family residence. Is there a way to divide the land that each of the properties sit on? Can the title description of each property be changed from condominium to single family residence, since there is no HOA or manager or owner of the lot that can be found?

***A: no. The condo setup does not change even if there is no HOA. The State condominium registration establishes the type of property legally.
