Transfer of Deed

What is the name of your state? Nebraska

I need to get a deed transfer on some property that was part of a deal i made with my father when i moved back to help him run his business. I have "owned" the property for 10 years, but no legal tranfer of deed was done. 2 questions.

1) what is the easiest method to transfer a deed under these circumstances?

2) Am I going to have to pay gift tax on the property even though i have "owned" it for 10 years?
