Transfering deceased's home to joint property of heirs

What is the name of your state (only U.S. law)? MD

I am the personal representative of my mother's estate. I would like to transfer her home to joint property of the heirs so I can meet the estate closure deadline, since I may not be able to sell in time.

How do I transfer the title to joint ownership? What will be the transfer tax requirements?What is the name of your state (only U.S. law)?

**A: check with the probate /estate attorney.
