I bought a house with someone else and for simplicity sake, the house and mortgage are in my roomate's name. Now we would like to refinance and changes in employment mean that it would be easier for me to get financing. Do I need to be on the deed to have the mortgage in my name? What methods are available for adding me to the deed or transferring it to me entirely?

You could do a purchase agreement or Quit Claim Deed. Talk with a real estate attorney and have him/her review the legal docs and any agreements the both of you have.

Question

Thanks for your suggestion, I plan to talk to an attorney. I have one more question for you: Can my roomate quit claim deed the house into both of our names, or does it have to be a complete transfer to me?

I live in Kansas.

HomeGuru response: Good question.
Roomie can quit claim to both of you. Grantor Rommie quit claims interest to Grantees Rommie and Cindy Brady.
