Question

trnsfer title


What is the name of your state? TX
My dad owner financed a home that I now live in. He is disabled and wants to transfer the title to my name.
I have called the previous owner who financed it and he said it is fine with him, he will transfer it to my name, title and loan.
I just have to send him the paper work. My dad and I have little money (both disabled) so what paper work is required and what has to be done?

**A: use your little money and hire a little attorney to at least complete the requisite documents.

***Why??? that was not a bad answer. There is no way anyone on this forum can advise you on what documents to use for your purpose. You may want to ask the contract holder what documents he will require***

Documents required (if the property is real property) would consist of but not be limited to a home inspection report, termite/structural inspection report, title report, title insurance, survey, lien letter, VOM, real property tax clearance letter, building and zoning code clearance letter, environmental hazard clearance letter, insurance certificate naming the mortgagor and mortgagee as additional insured, consent letter from the mortgage lender, assignment of the owner finance contract......and after all that, the deed still will not be in your name until the contract is paid off. You would have an equitable interest only, in the property, while the Seller retains the legal interest as title and deed holder.

I will get a lawyer, which was your advice in the first place.
My dad bought this house for 15,000 in 91 and it will be paid off in 05. He probably only owes 3000 max.
Owner financed with owner agreeable,I was thinking it would be just a quick transferal.
