I have built a 1500 sq' house totally out of pocket with my money on my mothers property (65% complete)....I do have all reciepts that I have paid about $50,000 dollars so far in construction
my mother and I had a verbal agreement both private and in public (with my surveyor and builder present) that she would sub-divide her property for a fee.

anyhoo,.....after I spent $1300 dollars for a survey ,she has changed her mind and backed out of our agreement.....so the options I gave her is to sell me her land for fair market value or buy me out for what I have in the building**************...she refuses to do neither of the two......what recourse do I have

Everybody I know who subdivides for new construction, gets the subdividing completed and recorded BEFORE they actually start any construction.

Did you at least have some type of WRITTEN agreement or option? Had you first recieved municpal approval to divide the property so that you wre sure it WAS dividabl?

Without an enforceable written agreement, you would have provided mom a $50,000 gift.
