I purchased a parcel of vacant land in the state of arizona and there is a waterwell on the property. The land closed in escrow with no mention of the well and equipment. there is an easement where the well is located and the neighbor is using water. there is no well agreement or encumbrance of any kind on the well. I have title insurance and contend that the well and equipment is real property conveyeed with the title.there may be contract issues of water rights but not of ownership is this right?

Read your survey, title report and easement document as the neighbor may have legal rights to the water and well via easement.
