The well (water issues) and bad deal

What is the name of your state? What is the name of your state?

New York State

Last year, we purchased a house. I have a few questions and I am not sure where to post these but I need answers.

First, while dealing with the broker they sent us the agreement letter for a certain percentage rate and we scheduled the closing for a certain date. One day prior to the closing the BROKER tells us they could not attend and rescheduled. In the meantime, the first letter expired THAT day and we were never offered the usual "Would you like to lock in your current offer?" So, we go close the next week. We get to the laywers office to find out that FIRST, OUR LAWYER is PROXY for our broker AND all NEW PAPER work is faxed to his office and guess what? percentage rate is 2.5x that of the original offer letter AND instead of fixed (as if was offered initially) it was changed to ADJUSTABLE. The broker is BLS Funding in Jericho, NY and I have NO problems letting people know about them. We never closed until 6pm that night because we (real estate agent NOT our lawyer) FOUGHT to get it rectified. The person who represented us at BLS, a Richard someone told the real estate agent he didn't care what happened with the sale of the property because he still got his 300.00 dollars. the realtor took it to the top but nothing was ever really accomplshed. Mind you our lawyer did absolutely nothing for us and still took 500.00 for his lousy services. And our backs were against the wall. Do I have any recourse now??? I want it made right. They were crooked in their dealings. Even my lawyer, who was absolutely no G.D. good, said some of what they did was illegal. He promised to help us atleast take them to the Attorney general but has never said A WORD. NOT A WORD.

Second, we move in and find within a week that our well only pumps 1GPM! Not a single person, Realtor, seller, or the person who tested the water that we paid for, told us this. Clearly, that would have made a difference in my decision to purcahse the house. So now I can't even do my laundry at home because there isn't enough water and I can not afford to drill a new well. What is my recourse??

PLEASE someone give me some good advice that I can use to rectify the wrongs that my family and I have endured buying this place. I hate it here. I will never buy another home. I rented a house for 8 years and have no qualms about renting again because I am tired of getting screwed.
