**A: it is considered personal property unless if commericial sale or lease and the stove and refer is built into the building, in which case it would be considered real property by way of a trade fixture being appurtenant to the building.

Around here a stove is considered a residential fixture as well.
It conveys with the property unless the contract states otherwise.

When in doubt, ask for it in writing. You'd be surprised what some people take with them that isn't bolted down, and sometimes IS bolted down. :eek:
