HG you are burning them out this morning! you should be a teacher. i've been able to enjoy reading about and learning a little from all your postings. the only reason i learn "a little" is cuz i'm probably not the brightest bulb in the box! ~n~

njc, thanks or the compliments. As a matter of fact, I am a real estate CE instructor and speaker at homebuyer, Realtor, architect/engineer and builder seminars.

I am happy that you are learning and hope that others are too. Let's take the learning up a notch from a little to a little more.
How about you're the cutest chick in the nest. It's better than the lights are on but no one's home.

Not meaning to intrude...just flew in to check the various nests and when I went into the barn, noticed many feathers on the floor. Must have been a hell of a fight or a hell of a night.
