zoning question

What is the name of your state?Virginia

I'm not exactly sure where to put this question so I guess here will work. I would like to rent a warehouse zoned as M-1 and want to know if it is able to be a private residence/work shop. Let me know if I can do this or if getting a variance or other re-zoning issue could change this
