Unauthorized Parking

What is the name of your state (only U.S. law)? MA

I own a few self-storage properties in MA & VT. In addition to self-storage, we rent outdoor parking spaces to tenants for cars, boats, RVs, etc. For liability protection purposes, we have a very stringent rental agreement and inspection process before we accept a vehicle tenant. Unfortunately, every so often, someone parks their vehicle in one of our parking spaces. They have not filled out a rental agreement and they are not paying rent. They are essentially stealing a rental space from us. In addition, we are now liable should anything happen to their vehicle.

I have been searching for appropriate legal language that could be affixed to a sign to warn any person contemplating unauthorized parking. however, i am unable to find the right language. Additionally, I would also like to make sure that if I take any action such as having the vehicle towed, that i am acting within the law so as not to be sued.

Any suggestions?

Thank you very much for your insight.

Call a local towing company. Many will know (and provide) the sign in exchange for a contract to remove the offenders.
