What is the name of your state?

My husband died earlier this year. He bought a piece of property in AZ in the '70's. The property is in his and his first wife's name. She has been deceased since '97. There are 2 adult children from his first marriage. How do I proceed to acquire ownership of this property so I can sell it?

You MAY not be able to. If they held the property as tenants in common, the late ex-wife's interest would pass to HER estate, NOT to you. And if your name was not on title, his interest would go to his estate. You need a probate attorney.
