Do we have to Probate

What is the name of your state? California
Do we have to go through probate?
My mother was selling a piece of property & it was in escrow & she passed away. She signed a power of attorney over to me while she was in the hospital. That was recomended by the Title company since it looked like she would not make it through the weekend. I was told by them that it would still be good to sign everything to have the sale go thru even after her death. Well turns out they were wrong & I guess the power of attorney is no good once she passes. My brother & I just want to get this sold to the people who want it with the least hassel. What is the next step. This is the only thing she owend. It is only my brother & I. Any help would be great.
