What is the name of your state? CALIFORNIA

Background: My parents bought a house here in CA (1999) - they were not citizens or Permanent residents. My mother died intestate in Malaysia where she was a permanent resident. My father wants to give the house to me (and we're using a lawyer to make it kosher) This is still in progress.

Question: My father does not want a sibling of mine to be able to lay claim to the house or anything that belongs to the family. How do we do this? Btw, neither of us are citizens/permanent residents (i'm on H1). Is it possible to have this rule enforced throughout a person's lifetime?
