Question about joint tenancy. The actual deed (1951) for my parents property was NOT filed with the words joint tenant or right to surviorship included. Subsequently (1963) when all paperwork (title, abstract ???) was brought up to date for a government loan the words "joint tenant" were included on those papers. My parents had a lawyer handle the quiet (quit?) claim, etc in preparation for the loan. What needs to be done so that my mother can pass all the property on to her children as a gift without going through probate (father has died)?
