My intentions has never been to make up facts. My intentions,as you can tell by my post's,was to do what the law says. I'm sorry i'm not up to speed on all the details of probate. I realize now the wisest choice I should have made was go to a lawyer right after my dad died and tell the lawyer to do everything you can do legally and shift all of mom's asset's so we would not have to even deal with probate.

It's not something where there are hard and fast rules. If the county assessments were revised in, say, the last year, that is probably OK. But I would still suggest paying a few hundred bucks for a current appraisal.
