What is the name of your state? Florida

My Father passed away last year. He left a house in Florida with a mortgage. His estate has gone through probate and the house deed is now in my name. My brother is currently living in the house and we are going to quitclaim it into his name. What do we need to do with the mortgage still in my fathers name? Can my brother just assume the loan or does he have to refinance?
