What is the name of your state? pa
My mother currently does not have a will or trust. She had put my name, along with hers, on the deed to her house. My concern is when my mother passes will my older sister have any rights to the house even though my name is one it?
Before I answer, is it your mother's intent to have her children share equally of her assets? Is it your intent to keep your sister from sharing mom's assets?

and the only thing that really makes a true difference is:

how exactly is title to the property held, such as jointly, tenants in common, etc.
