What is the name of your state? Massachusetts

My father died recently and I am listed personal rep. in his will. He has a home here in Massachusetts that I'll be starting probate on soon, but he also has property in Arizona, a mobile home that is listed as personal property and the land it is on is real property. The mobile home is worth about $20,000 and the land was assessed at $38,000, do I need to probate this or can the mobile home and land be transferred by Affidavit's?
