What is the name of your state?What is the name of your state? Washington. My wife's out of state younger sister is the executrix of their dad's estate (3 sisters share the proceeds of the house sale). The executrix is vinditive and stupid, our attorney has done a good job keeping the estate attorney on track, but there's only so much he can do as Washington allows the Personal Representative a lot of control. The most recent incident, she negotiated the house sale price DOWN until our attorney objected (intimidation is his only resource), she is desperate for quick money, as she owes a previous potential purchaser his earnest money, but she already spent it. The property goes into tax foreclosure in less than a year: If we were to pay the property taxes, would that give us more control of the situation (a lien on the property, for instance?).

Idea....

Loan her money.....make it a second mortgage....have an attorney draw it up with a right of foreclosure (buying out the primary) if she doesn't make the installments.
