What is the name of your state? MA

Uncle died, with 8 siblings still alive, signed everything over on death bed to oldest brother/execcutor, other siblings petitioned. All came up with a written agreement to sell property for a certain amount to brother, all signed document. Now they want more and state they will petition the probate court if the accounting and inventory is filed based on the agreement.

Questions:

What does the executor need to do to sell the house?
Can executor sell the property to himself and give them the agreed upon amount?
Do they all need to sign the property deed for this sale to take place?
Can they legally ask for more money?
