The decedent who was living in a house that she did not own died a month ago.

The homeowner now wants to remove the household furnishings that belonged to the decedent.

The household furnishings value is estimated at $1000-$2000.

The homeowner sent a letter to the next of kin asking them to make arrangements for the removal of the contents in the house. It has been 30 days since the date of death and no family members of the decedent have come forward to qualify themselves as personal representatives or administrators of the estate and no family members have contacted the homeowner to make arrangements for the removal of the contents that belonged to the decedent.

What steps should a homeowner take to remove the household furnishings of a decedent if no one goes to court to qualify hisself/herself as a personal representative of the estate of the decedent or if no heirs come forward?

If the homeowner wants to sell the house, does he need to get a court order before he can remove the household furnishings to storage and how long must he keep the household furnishings in storage if no family member comes forward to qualify themselves as heirs or as personal representatives?
