How does she get the house in her name?

Mom died 6 years ago, one adult child, no husband. House still remains in Mothers name. Adult child is penny less and ignorant of the law. She needs to sell this house so she can survive but does not know where to start. How does she get the house in her name? $1,400 dollars is the balance on this house and she is unable to even make payments.
