What is the name of your state? CA

I want to sell the home where i have a tenant living in currently. Do i give him a 30-days notice or 60-days notice to ask him to vacate the home to show him my intention of selling the house?

I would just sell the house with him in it and charge extra.

Does the tenant have a current term lease?? If so, when does it end??
And if so, then the tenant is under no obligation to terminate that lease early. Simply, any home buyer would 'inherit' the tenant.

If the tenant does not have a term lease (is month-to-month), then you would have to give the tenant at least one month written notice to vacate (unless longer required by the lease or 'rent control' limitations).
