Wahington State - We have a couple board members (less than 5% of owners) pushing for lobby and hall cosmetic changes. Covenants are written to replace all scheduled items as per reserve study (only estimate of useful life), and there isn't anything regarding keeping things looking the same. By far, most owners like things as is and don't want to spend the money. All is in perfect condition.

We are now reviewing covenants for possible changes and draft for general vote. Can we modify covenants so any changes in pattern or color from current must be be approved by general vote? (ie: to prevent replacement just to change color). :mad:

Read your condo rules, by laws, etc. to see what you can change... and how to do it.
