What is the name of your state? Florida

I have a house on the market that is not liveable. The roof has holes in it and the floor has rot in a couple of areas. I am selling it for the land value only. Prospective buyers want to see the inside of the house anyway. I have no liability insurance on the property. The chances of anyone getting hurt are slim to none, but I am concerned. If I have people sign a liability waiver before they walk through the house, will that exonorate me from claims if an injury occurs?
