Was instructed by mortgage company to sell for 58,500 to clear deed. 1 day before closing mortgage company declined for improper net. I have signed a purchase agreement and have given "buyer" occupancy.
no closing and buyer still occupys property. how can I remove? what recourse?

Was yours a do it yourself transaction? If not, get the real estate agent or lawyer or both to help you out of this. Ask the "buyer" to leave immediately and if not, tell him you'd have to get a summary eviction going. You'll need a dispossess notice and a local real estate lawyer can help on that.
