Thanks for your reply to my query below concerning the seller failing to get repairs.

I have talked with a lawyer but she basically was just looking for a way to get solve everybody's problem (and she may have found a solution) but she wouldn't specify on what if any damages I could receive in case the seller causes a breach of contract.

The contract is silent on the issue of penalties... it just says that the closing date shall be Oct. 15th.
