Deed restrictions

Does anyone know if a previous seller can enforce a deed restriction he said he was going to put in the deed , but never did?
My clients wish to sell their property, but an
old listing data sheet said there were no singlewide mobiles allowed due to deed restricitions. But, the man deeding the proeprty over to my clients forgot to include those words in the deed. Does he have a leg to stand on?

If the.y are in earlier deeds it may apply. If not, and no zoning law prohibits, she's okay
