widow forclosure

My mother in law is in jeapordy of losing her home because she co-signed a second mortgage for her husband's(now deceased) restaurant. She later learned that he owed back taxes. Now the property is worth $5,000 she apparently owes $80,000 on restaurant including all back taxes and interest. She has stopped paying second mortgage but has continuosly paid her first mortgage. Can anyone help?
