buyer backed out

My buyer backed out of an "as is" sale as a result of the home inspection. A hard to open window was the cited reason. My agent neglected to inform me that by refusing to fix the window the buyer could back out. do I have any recourse with the agent?

All of your rights against the agent and the other seller are listed in your listing agreement and sale contract so I can't tell you in general what rights you have. Read those documents carefully and then ask your realtor what you can do to prevent the next purchaser from exiting the contract.
