I cosigned a lease with my nephew so he could get an apartment. Of course he faithfully promised to pay the rent, but we are into the second month and he only has excuses. I have ended up paying the first 2 months rent to protect my credit. I can get out of the lease by finding another qualified tenant. If I do so, how do I get my nephew to vacate the premises?

You should have an attorney review the lease and advise you of your options, which will depend on the terms of the lease and any applicable state and local laws.
