Prescriptive easement for a well

I am buying bare land that has a well that is being used by a neighbor. The preliminary title report shows a 30' easement for a pipeline, but the well appears to be outside this strip. The seller of the property I am buying lives in another state and has only visited the property 3 times since buying it in 1989, and was unaware of the well. My guess is the neighbor has a prescriptive easement by now. The taxes have been paid by the seller. Are there any nightmare scenarios such as me not having any water rights to the property, or not being able to drill my own well near the existing well?
