So I received a home equity loan about 9 months ago, at that time, I had my ex sign a quitclaim deed and paid him $4k. The financial institution lost the original copy of the signed quitclaim deed, and now I only have a copy. The problem is it was never filed, and now they need this person to come in again and sign another quit claim deed. Unfortunately, this individual is being complicated and is requesting I pay them another $1K.
1. If they lost the quitclaim deed, are they responsible to get him to sign another? (financial institution)
2. Could this qualify as extortion? (Due to me already paying him $4k, and he signed the quitclaim deed, and now he is taking advantage of the situation)
3. Is this between me and ex, or is this issue between the financial institution and the ex?

Any information you can provide will be most helpful

Thanks!
