I would like to know what are the procedures here in Los Angeles. I found several homes, noticed they were vacant, property taxes are defaulted, and owners have past away (according to neighbors). How and where can I find more information as to whether or not a person has really passed away and if there are any next of kin or if there are any scheduled probates? Also, once we do take over the property thru adverse possession, what are some things we can say and some ways to protect us from knowing whether the next person knocking on our door really has right to the property? Thanks.
