I have placed earnest money on a contract to purchase an 8 acre track of land that borders a fifty acre lake. Seller tells me that there is no lake access but claims he doesn't know of any property set off from the lake. My question is if the property title search and survey that I have ordered claims that my property ends at the lake, do I have any rights at all to fish or use a boat in the lake without the lake owners consent. If not, I still have a great view.
