I was recently divorced and received a quit claim deed for the house. Would I be better off refinancing to avoid future legal issues? What issues should I be aware of?

Dear waterbaby,
you should refinance so that both the mortgage and title to the property are solely in your name. That way you do not have to deal with your ex with respect to the property ever again.
