In 1992, in Indiana I signed a quitclaim deed to turn over my house to the mortgage company. The quitclaim has a paragraph that reads: "This deed is an absolute conveyance, the grantor having sold the land to grantee for a fair and adequate consideration, the consideration, in additino to that above recited, being full satisfaction of all obligations secured bye th Mortgage executed by (mortgage co name), as Mortgagee recorded on . . . "
Now a collection company is trying to collect a balance against this mortgage. Does not this quitclaim release me from this balance?

The deed should have covered you but you need to get an attorney to review the language. This transaction appears to be a deed-in-lieu of foreclosure and there may have been other requirements. Did you get a recorded copy of the Release of Mortgage document? If the mortgage was released off title, tell the collectors the debt was settled.
